PolyLevel® Concrete Lifting & Leveling

PolyLevel® is sometimes mistakenly referred to as slab jacking. This concrete leveling product is a two-part foam engineered to expand immediately upon injection beneath a settled slab. Injection holes are much smaller than those required for mud jacking. In action, PolyLevel® expands to many times its original volume, forcing the sunken concrete back to its original level. Within a matter of minutes, the expanded polymer hardens and reaches 90% or more of its final strength. This makes it possible for the restored surface to regain full functionality right away.

Uneven Flooring Issue - Discovery Bay, CA

Uneven Flooring Issue in Walnut Creek, CA

Mr. N of Walnut Creek, CA had a property that suffered from uneven flooring. He wanted the problem resolved prior to putting it on the market. Before Mr. M. came to Foundation Repair of CA for help, he had tried to sell his home for over a year. The house was built in a nice neighborhood with a booming community, and it was a beautiful home that any family could have fallen in love with, but there was one glaring problem when you stepped foot inside. The foundation of Mr. M's home was the victim of settlement, with the worst parts of the home having sunk over 6 inches. None of the potential buyers wanted to take on a home that had such a widespread and deep foundation issue.

From Nightmare to Dream Come True

When Mr and Mrs L got married, they envisioned their dream of settling down together. They saw their happy future of a white picket fence with their children and dogs. This dream came true shortly after their wedding when they officially bought a house together. All of their hard work was finally paying off as their dream is becoming a reality. Unfortunately, soon after they moved into their home, their dream became a nightmare. They realized that the foundation for over half of their house was sinking, and with it went the walls and the floors. It was a dangerous situation that needed to be repaired and fast. Luckily the superstar salesperson, Lisa Lewis, was able to go out and asses the problem areas. Lisa found that not only did they need smart jacks for their crawlspace, but was able to find that the house needed a pier system and to be void filled with the polyurethane foam to be completely stabilized afterwards.

Once Mr and Mrs L decided to go forward with the work proposed by Lisa, Foundation Repair of California sent out Kimo, Antonio, and Jameson to complete the work. With Kimo's guidance, Antonio and Jameson were able to complete all of the preparation work for to be completed before their next problem was discovered. Due to the foundation not lifting properly, the superintendent Jorge Rizo was sent out to the site to inspect the issue. Jorge went into the crawlspace to discover another foundation wall that was anchoring down the rest of the foundation that was trying to be lifted. Jorge recommended to add another pier on this wall and after this was completed, the entire foundation was able to be lifted and leveled completely. Although this issue was resolved, yet another problem arose for the team to face.

It was revealed that the slab that was used for the living room was not properly attached to the foundation wall that separated the slab with the crawlspace. Due to this, when Kimo's team lifted the house all of the foundation was lifted and leveled, however the slab in the living room was now sagging, causing an eyesore of a gap inbetween the floor and the wall. Thankfully, when Sam Phelps and the polyurethane leveling crew came to fill the void, they were able to lift the slab to match the foundation wall, before continuing to fill the rest of the void between the ground and their foundation. Mr and Mrs L were thankful that not only was their floors stabilized and even with the walls, but that the polyurethane was nonintrusive due to the one-quarter inche sized holes that were used to pump the foam into.

In conclusion, Mr and Mrs L were happy and excited to begin their life together but were devasted when they found that their dream home had nightmare problems. This wasn't a problem at all for the team at Foundation Repair of California, though. Lisa was able to find the cause of the issues, the leadership from Jorge to work through obstacles, Kimo and his team were able to complete all of the piering system to lift the foundation, and Sam and his crew were able to lift the slab and stabilize the home. Thanks to every team member, Mr and Mrs L's nightmare is over and they can finally go back to living their dream.

Bruises to Beautiful

Although Sandy was happily retired, she considered herself to have a full time position as the world's greatest grandmother. Every summer, her and her husband would have the grandkids visit to enjoy their vacation. Grandpa would entice them with old stories while Sandy would make cookies and lemonade for everyone. This is why it broke her heart when the youngest of her grandchildren came to her with tears rolling down her cheeks. While playing tag with her siblings, she had tripped and scraped her knee. After helping with her scrape, Sandy went outside to see what had happened. Upon further investigation it became evidentally clear that the walkway on the side of her home had sunk and tilted, creating an uneven slope and an immediate tripping hazard. Sandy knew that this was a problem that needed to be fixed and fast.

Sandy called Foundation Repair of California, and, in less than a week, Sam Phelps was able to go out and assess the problem area. Upon arriving to Sandy's home, Sam instantly knew how to permanently fix her problem and more. After inspecting all the concrete areas around Sandy's home, he found two other places where the concrete had sunk and thus created tripping hazards. After seeing the locations and the solution, Sandy was eager to go ahead with the work, but was cautious about moving forward due to previous experiences with other contractors. 

However, Sandy was pleasantly surprised to find that Sam could give her a quote while he was still at her house. She was also excited about the affordable pricepoint for the large amount of work being done, and that it included a five year warranty. Even more than that, she was flabbergasted to find out that the entirity of the work will be completed in one day and that her work could be scheduled within two weeks.

Brian Ogle and his assistant Anthony Jr. arrived to Sandy's house to complete the work. They used the quarter of an inche drill to create holes in the concrete and then pumped the polyurethane foam into the holes and thus under the concrete slab. The foam expanded, and after compressing the dirt underneath, began to raise the slab to its original point. The walkway tilted back to become a level surface and to close the gap that created the tripping hazard in the first place. The crew then used a silicone-based caulking to seal all joints and cracks to prevent water from sinking the slab in the future.

In conclusion, Sandy was impressed by the crew's can-do attitude, their professional punctuality, and the noninvasive nature of the work. In a matter of a few hours, all of her tripping hazards were fixed and were sealed to prevent this issue from ever happening again. She no longer has to worry about the safety of her grandchildren again, and can bake cookies in peace.

Sleepless and Settling

One of the greatest joys a person can have is to be able to relax in their own home. To have a place that they can call theirs. A place that is more than just four walls and a roof, not just a house, but a place that they can call "home". That is exactly what Mr. James believed he found when he and his wife bought their new home. It had everything they could ever want. Lots of room to grow their family, a large backyard for relaxing and lounging during a summer bbq, and a big dining room and kitchen for family dinners. It wasn't until after they bought the home and moved all their furniture in that they found that the foundation of the home was sinking on one side. Due to the sunken foundation, the windows overlooking their yard weren't closing, the family dining room had an annoying slope to it, and, worst of all, they could feel how unlevel and crooked their master bedroom was when they laid in bed. They desperately needed help to fix this.

Steve Connor came out to Mr. James' home to find the exact problem and provide the best solution to it. To lift and level the foundation, Mr. James needed the push pier system to lift and stabilize the perimeter of the foundation. Steve was able to find exactly how low the foundation had sunk and was able to accurately give a proposal for how many piers would properly fix the foundation. Mr. James was grateful for how informative and helpful Steve proved himself to be and how hard Kimo and his crew worked.

Kimo lead the crew with Antonio and Jameson to prepare the house for the push pier system. Little did they realize the issue that they would come across. Although the master bedroom's foundation was easy to prepare by digging two feet deep to access the bottom of the foundation, Kimo found that most of the home had foundation that was three feet deep, meaning that for most of the holes they had to dig out four feet of dirt and thus doubling the amount of work that needed to be done. Even though this was a set back, and the job required a few more days of work, it was not a problem for the Foundation Repair of CA team. Brian Ogle and Anthony Jr. were both sent out to help the crew dig and the job was even visited by the production manager, Shane Motter, to ensure that the work was being completed in a timely matter. 

Despite the discovery that the job involved twice the work, the job was able to be completed in a timely fashion. Thanks to the hard work done by the team, James and his family can now all sleep in an even and level house that they call home.

Sinking Driveway in Concord, CA

Now that Heather and her husband are retired, and all their kids have moved out of the house, the couple has decided to move into a smaller house in a quieter neighborhood. To get ready to sell their home they have been investing in small renovations on the interior of the house, however, when they spoke to a realtor they were told that it would really help to also fix some of the issues in the exterior as well, one of which being their driveway which had sunk. They looked into their options and discovered how invasive and pricey the project was going to be to completely tear out the concrete and repour a new slab. Luckily for them, they found Foundation Repair of CA.

They were pleased by how friendly our office was when scheduling a consultant to come out and evaluate the area, and they were impressed by Jim Palamedes being as punctual and informative as he is. When Jim assessed the area he suggested the Poly Leveling system to raise the slab and Nexus Pro crack sealant to seal the joint between the driveway and the garage.

Within two weeks, foreman David "DJ" Serpa and his crew were able to come out to perform the work. Upon arriving, DJ inspected the area and discovered that one side had sunk more than the other side. This wasn't an issue for him though, because of his extensive experience in working with the polyurethane foam. DJ had the crew prep and clean the area while he injected the foam underneath the slab. DJ injected a little bit at a time across the driveway, to prevent any unnecessary cracking during the lift. He made sure to keep an eye on the garage slab to prevent the driveway from being over lifted, and after awhile DJ stopped when the slab was perfectly even and level. After this, the crew installed the Nexus Pro crack sealant to prevent any future water damage to the slab.

Heather was astonished to see the work done. In a matter of a few hours, her driveway was completely flush with her garage slab and the eyesore of a crack was completely sealed. Heather and her husband were able to get a better evaluation of her house and the future homeowner never has to worry about a sinking driveway.

Cracked Walkway in Pleasant Hill, CA

Over the years, water has eroded the dirt underneath a walkway in this Oakland based apartment complex. The erosion lead to animals beginning to dig around the area as well until the hole became so large that the walkway literally cracked in two and was a serious safety concern. The property manager was able to get approval to go forward with fixing the walkway, and that is when she called Foundation Repair of CA.

One of our best consultants, Jim Palamedas came out to the site and saw the extent of the problem. It was going to take a lot to fix this walkway to be just right, but thankfully Jim has a lot of experience fixing just this sort of issues. Jim knew that the best solution to lift this slab back into place was to use the Poly Leveling system and include the Nexus Pro crack sealant to prevent any future problems.

The Poly Level Foreman, David "DJ" Serpa came out with the Polyurethane crew within two weeks. Upon arriving, DJ knew that this wasn't just going to be a normal job, but was going to be a large challenge. He began by injecting a base of foam underneath the slab to give it support, before attempting to lift. DJ then had his crew members use pry bars to use leverage and pry the cracked slab back up. After it was hoisted up, DJ would inject a small amount more. This was repeated several times until enough lift was achieved to be able to jack the slab up with a bottle jack. After repeating this method continuously, the cracked walkway was brought up to be perfectly level and the crack was then sealed with Nexus Pro to prevent any water damage.

Thanks to the skill, knowledge, and experience of Jim and DJ, the tenants of this apartment complex will never have to worry about the tripping hazards of that walkway again.

Alex has always been a "Car Guy" and now that his kids are all moved out, he is ready to finally get a nice car. However, his wife would like their driveway to be fixed before they spend the money on a fancy new car. Therefore, he found it prudent to fix their driveway before making the investment for a new car, and that is why they called Foundation Repair of CA.

Within two weeks, foreman David "DJ" Serpa and his crew were able to come out to perform the work. Upon arriving, DJ inspected the area and discovered that one side had sunk more than the other side. This wasn't an issue for him though, because of his extensive experience in working with the polyurethane foam. DJ had the crew prep and clean the area while he injected the foam underneath the slab. DJ injected a little bit at a time across the driveway, to prevent any unnecessary cracking during the lift. He made sure to keep an eye on the garage slab to prevent the driveway from being over lifted, and after awhile DJ stopped when the slab was perfectly even and level. After that was completed, DJ and his crew then opened all the cracks and proceeded to install the Nexus Pro crack sealant to not only smooth out the divots made by the cracks but also make the driveway look nicer as a whole. Now that all of the slabs are leveled out and the cracks sealed up, the problem with the driveway is fixed and the slab is protected from any future damage.

Being that their driveway is now repaired, Alex can now begin to look for a new car that both he and his wife will enjoy.

Dropping Pool Deck in Walnut Creek, CA

The Smith family always loved going to the water. Whether it was the beach or a lake or even a community pool, almost every family outing involved swimming and sunbathing. That's why when the Smith couple was finally able to afford to move into a bigger house they made sure that it came with a pool. The problem was that the pool had a tripping hazard due to the slab having sunk into the ground. Concerned about their children and guests they contacted Foundation Repair of CA to look at the problem.

When Jim Palamides saw this, he knew exactly how to fix the problem. Having seen this issue many times before, Jim used his experience to suggest the Poly Leveling installation. This process works by drilling holes into the concrete, injecting a polyurethane fluid in through the hole, and the polyurethane will begin to foam underneath the slab and thus raise the slab to its original position. Jim, having the experience and foresight, also suggested that the crew inject all around the pool as well to fill any voids that have been created, and thus add extra support to stabilize and prevent future damages.

Two weeks later, Foreman David "DJ" Syrup arrived at the Underwood residence, he was both cautious and confident. Seeing that the slab was not cracking and had simply fallen straight down, he knew that this slab can come up beautifully, however, due to the amount that it has fallen, he knew that he needed to be conscientious about how fast he injects. And just like the turtle versus the hare, DJ was able to slowly and surely lift this slab perfectly to match the surrounding areas. Once the sunken section had lifted up, DJ then drilled holes into the surrounding area. After drilling the first hole, however, DJ discovered that there was a significant void under the concrete and that it was good that they were injecting to stabilize and protect from future sinking.

The Smiths appreciated the work done by Foundation Repair of CA. Jim was timely and thorough and DJ was an expertly careful craftsman, and thanks to the two of them, the Smith children can play in the pool with no worries of scraped knees.

Sinking Foundation in Pleasant Hill

Mr. Smith loved his beautiful home. It's where he and his wife decided to settle down. It was their dream house, where the two of them wanted to spend all of their retirement. Their children had grown and moved out, and now they just want to settle down in a much quieter neighborhood. They enjoyed the quiet lifestyle, and loved that the new backyard had the perfect amount of space for their future grandchildren. The house was a gorgeous colonial built home, however upon further inspection there was more than meets the eye. The Smiths discovered this when they started to install new flooring, and they found that their floors were slanting. That's when they realized that they needed to get this looked at soon.

That is when Tracy Holifield was called out. Tracy is a foundation consultant at Foundation Repair of CA, and thankfully, she had the experience and knowledge to know just what to look for. Upon further investigation, she found that the foundation of the home had been sinking at an alarming rate, and worse than that, only one side was sinking, thus creating the slant on the floor. Tracy knew that this would problem would only get worse if left alone, and so recommended the best solution: installation of a push pier system with a poly level void fill.

Push pier system foreman, Vernon "Kimo" Kaauwai, arrived to the site to see that his work was cut out for him. Seeing how the ground was incredibly compacted and hard, digging the holes to install the pier brackets became incredibly difficult. This was fine for Kimo though, as he is no stranger to obstacles, and he and his team pushed forward and worked through it to complete the job. After all brackets were installed, Kimo and his crew lifted the foundation with the hydraulic pump. 

Once the foundation was lifted, the poly level foreman David "DJ" Serpa installed the polyurethane foam underneath the slab to fill in the void that was created from the lift. This gives an added support to the slab and stabilizes the entire system that has been installed into the home.

Now with all products installed, and the foundation has been lifted, leveled, and stabilized, the Smith household now is completely flat and the couple can now install their new flooring.

Rebar Replacement and CarbonArmor in Discovery Bay, CA

When our customer saw the cracks in his foundation, he knew that the issue would have to be resolved before he put his home on the market. After speaking to some friends, he heard the name of Mike Anderson and reached out to him for some answers. Push Pier Solution in Moraga, CA

Foundation Repair of CA was called to this beautiful house in Moraga because the homeowner had been noticing that cracks had been slowly forming on the interior walls of their master bedroom. Our salesman, Steve, went to the home to inspect the situation. He walked around the exterior of the building to check for any obvious signs of foundation dysfunction and didn't find anything. And then he went beneath the house into the crawl space where the culprit was more likely to be found. He noticed that the floor posts that supplied the support to the area beneath the master bedroom were tilting. Luckily, the master bedroom was the only area of the house that had been experiencing the wall-cracking. 

A home experiencing foundation problems like this one is as certain to happen as death and taxes, as they say. For this home, we installed our Push Pier system around the exterior of the master bedroom to stop the foundation from continuing to move in that direction and to lift it back to level.

The homeowner wanted to put in new floors, but he was aware that the entryway of his home was probably unlevel. We were called to the property to assess the situation and discovered that the entryway was lower than the rest of the floor by about an inch. As you can see in the first few photos, the Pencil Jacks that were put in place to support the underfloor directly beneath the entryway had rusted and become weak. Concrete Slab Foundation Repair in Brentwood, CA

This home was built on a slab foundation. The slab was experiencing differential settlement which was causing the walls to crack. Our solution was to install our PP288 Slab Piers in areas that were evidently lower than the rest of the foundation. The slab piers are hydraulically driven into the soil beneath the slab until it achieves enough pressure to stabilize and/or lift the slab foundation. After installation, the holes that were cut out to install the slab piers are filled back with concrete.

This home was experiencing sagging floors. The existing supporting wooden posts were not attached well enough to the concrete footings below so the shifting soils beneath the home caused the post to separate from the footing, making the floor uneven and a real unwanted topic of conversation amongst the family. The second photo you see is the rebar that will give the new concrete footing more strength. The footing will be cast in place, which means it will be poured around the rebar that is performed before the pour. Then, in this instance, the SmartJack bottom plate will be placed onto the top of the concrete and cemented within the top of the footing.

The homeowner wanted to add value and safety to her home, so she hired us to perform an earthquake retrofit on her home. An earthquake retrofit is a quick and easy project for us. Within the crawl space of this home, our crew installed Simpson Strong-Tie URFP10 Brackets around the entire perimeter to connect the wooden mudsill to the concrete foundation; they also installed Simpson Strong-Tie L70 Brackets to connect the mudsill to the floor framing above it. These connections will give the home a stronger resistance against earthquakes, protecting it from the major and minor damage that quakes can cause.

Foundation Repair with SmartJack and Push Pier Installation

This home in Pinole was dealing with foundation settlement on the front and left sides. The soil beneath a home cannot be magically changed, but the next best thing is to install a system that can help the home defend against it. Our solution for the home was to install our Push Pier System that is installed by placing a steel bracket directly beneath the foundation, then driving tubes all the way down vertically into the bedrock that can be anywhere from 10 ft. or more below the surface. The piers allow the weight of the structure to be transferred to the bedrock, which makes the shifting soils less capable of further damage to the home in those areas. We also removed and replaced some of the wood posts within the crawl space with our SmartJack Adjustable Steel Posts.

This home was experiencing sagging of the floor and settlement of the foundation at the center of the house. It was like a black hole was forming at the center. The flooring at the center of the home didn't have much support on top of the fact that the section of internal foundation that was responsible for holding it up was itself sinking into the soil. We added our SmartJack Adjustable Steel Post System equipped with a steel I-Beam to support a large portion of the floor. We also installed our concentric pier system beneath the section of internal foundation that was sinking to lift and stabilize it. The concentric pier was placed directly beneath the foundation and then hydraulically pressed vertically into the earth until it reached more stable soil to perform the lift. After the foundation was significantly lifted, the pier was capped off and then buried beneath the soil, left to permanently do it's job.

We were contacted by the owner of this large industrial building in Concord. The building was experiencing foundation settlement which was a huge issue for the property owner and the tenants whom ran their businesses there. The building is shared by an Autobody Repair Shop and a Gymnasium for kids with Olympic dreams. Many people were relying on our company to solve these foundation issues. 

 

Our solution was to install push piers on the exterior and interior of the building. The installation that occurred on the interior involved installing two piers that were dedicated to a steel column that was holding the roof in place. 

 

Because our work was going to lift the part of the foundation that had sunk, and the fact that the foundation was slab-on-grade, we needed to inject polyurethane beneath the area that was lifted to ensure that a void beneath the slab would not form.

It's not everyday that you find a home that has a bridge. Beneath the bridge of this home was a ravine that would occasionally have water flowing through it. The homeowner had noticed that the bridge was starting to show signs of settlement; it felt like the bridge would eventually become a safety concern. A soils report was done and the report stated that:

 

"It is our understanding that the area around garage access bridge foundation was flooded during past rain storms due to the blockage of a storm drain inlet located about 30 feet away from the bridge foundation. The flooding has saturated and to some degree eroded portion of the supporting soil below and around the concrete grade beams causing minor settlement of the bridge, particularly on the north side near the residence structure."

 

With the approval of the soils engineer, we installed push piers beneath the concrete grade beams to transfer the load of the structure from the surface soil to the bedrock far below.

This home had been experiencing settlement issues for many years. The homeowner noticed cracks on the exterior walls but decided to seal the cracks like makeup rather than fix the problem at the root. The homeowner had just moved to Concord from out of state. A home inspection report, as well as common sense and the human eye, showed that the wood posts that were supposed to support the floor were doing poorly; they were tilting causing the floor to sag. Foundation and Structural Floor Repair To Fix a Door That Was Sticking

Mr. H had called us to inspect his home because his ultimate goal was to put in new flooring and to make his front door easier to open (it had always been a bother and he finally wanted to get it over and done with). We discovered that the foundation was experiencing differential settlement, causing the foundation to become unlevel. To get an image in your head of what that looks like, imagine sitting on a chair that is significantly uneven; this would cause your spine to become uneven the same way the soil screwed with Mr. H's foundation. 

 

To solve the problem, our crew installed 7 push piers beneath the sections of the foundation that were significantly lower than the rest of the home, which included the area beneath the front door. We were able to push each pier down to bedrock, several feet beneath the surface to lift the home and stabilize the affected area from further settlement. Now Mr. H can open his door without a problem and he can finally put in the new floors his wife had been bugging him about.

Mrs. L had originally contacted us in 2020. We did an inspection and determined that the foundation of her home was experiencing differential settlement on the back side. A zip level reading had measured a 2-inch difference in height compared to the rest of the home. We gave her a quote with the best possible solution we could provide. Mr. A was dealing with a settling foundation that had caused his floors to sink over 2 inches. The cause of this, like all of our projects, was the shifting soils beneath his home. The house had shifted so much that the support posts beneath the floor had separated from the concrete footing, allowing the floor to the slope. The solution went like this: We installed 11 piers on the right side of the home to lift the home as close to level as possible. Mr. N was worried about his pool deck. The problem was that it had been noticeably sinking for a few years. The deck was sinking beneath the coping causing a major tripping hazard. He was mostly worried about the safety and well-being of his grandchildren; he loved having them over for pool parties during the summer and he didn't want to compromise that by one of them getting hurt. 

 

Mr. N called us out to inspect the problem and then give him a quote for our solution. Our Structural Consultant, Jesse, took measurements of the sunken area and determined that the solution for Mr. N's pool deck was to inject PolyLevel polyurethane beneath the deck in order to raise it and bring it back to level. The reason that the concrete had sunk in the first place was because the soil beneath it had been washed out over years of rain exposure, leaving a void beneath it; without soil to hold up the concrete, it had nowhere else to go besides down. Moving Back Into Her Childhood Home, She Wanted To Repair The Uneven Floors: SmartJack Installation in Walnut Creek

Mrs. R's father had bought his home in Walnut Creek years ago with the intention of keeping it in the family by passing it down to his children when it was time to. At the age of 92, her father was in need of a little help with living. So the plan for Mrs. R was to move back to the home where she grew up to help her father live out his golden years. 

 

She knew that the floors had been an issue for years but her father was unable to get around to it for obvious health and ability reasons. She found our company through a Google search. She called and scheduled an appointment for a crawlspace inspection with our Structural Consultant, Mike Anderson. Mike discovered that the areas of concern were lower than the rest of the home by up to 5 inches, which was remarkable. 

 

To help Mrs. R and her father, our crew installed 10 push piers to the West side of the home to lift and level the foundation, followed by 9 SmartJack Adjustable Steel Posts with new concrete footings to buddy-up with the existing wooden posts within the crawlspace in order to lift and level the floor. Now Mrs. R and her father can focus on the most important things in life.

Mr. P was sick of looking at the cracks in his walls. A self-proclaimed "clean freak," he felt dirty every time he looked at the cracks. He prided himself on keeping his home clean and the fact that he couldn't fix the cracks himself drove him a little bit crazy. "A clean and healthy home reflects a clean and healthy mind," he told me. He always kept every single inch of his home clean and he dared anyone to challenge him to point out a spot he missed (they couldn't), but when it came to the crack in the wall, they could challenge him all-day-every-day. 

 

So Mr. P decided to find a professional to figure out what was causing the cracks and to subsequently provide a solution. 

Our Structural Consultant turned Production Manager, Ben Brown inspected the crawlspace beneath the walls that were cracking. He discovered that the underfloor areas immediately beneath those walls could be supported better, as well as lifted back to the original position. 

 

To repair and protect Mr. P's home, we installed a total of 3 Concentric Push Piers to lift the interior foundation wall, 11 floor joists, and 2 SmartJack Adjustable Steel Posts to bring this portion of the floor back to level, stopping the wall cracks in their tracks. Now with a few cosmetic fixes, Mr. P can walk around his home with a cleaner, healthier mind--the original position.

With an Empty Nest, It Was Time To Invest In Remodeling Their Home in Danville, CA

Every homeowner who wants to remodel their home needs to make sure that their foundation is healthy before committing to it. 

After living in the home for more than 20 years, and with their children all grown up and living elsewhere, Mr. and Mrs. P from Danville decided to invest in remodeling their home.

He discovered that the right and rear sides of the foundation were sinking away from the rest of the building. He knew this was the case because of two reasons: 1) In the crawlspace, he saw support posts that were no longer attached to their footings (see photo) and 2) He ran a Zip Level throughout the home and using the front door as the reference point, the rear and right sections of the floor were lower than the rest of the building. 

 

To repair their foundation, our crew installed 25 push piers to lift and stabilize. After the foundation was stable, they installed 15 SmartJack Adjustable Steel Posts--some replaced the wood posts that were no longer attached to the floor system and others were installed near existing wood posts to support them. Now, with a stable foundation, Mr. and Mrs. P can remodel their home to their liking so the next phase of their lives can begin.

Earthquake Retrofit: Preparing For Earthquakes in Richmond, CA

One night, when Mr. and Mrs. C were walking up their stairs to go to sleep, they felt their house move. They knew that earthquakes aren't rare in California, but they had never felt one like this before. They were aware that the floor near their staircase was a little uneven and they started to wonder if that was caused by something like an earthquake. It made them start to worry about how well their home would handle earthquakes in the future. 

 

They found us through an internet search. Our Structural Consultant, Mike Anderson, did an inspection of their home. While inside of the crawlspace, Mike discovered that the wooden support posts beneath the staircase were failing because the concrete footings beneath them had shifted. Mike discussed his finding with Mr. and Mrs. C and then drew up a quote with a solution for their uneven floors and for further protecting their home from earthquakes. 

 

Our crew, lead by foreman Chris Castaneda, turned that quote into reality. They first installed 5 Concentric Smartjacks within the crawlspace. The Concentric SmartJack is first pushed hydraulically into the Earth until it reaches bedrock, which is a layer of soil that won't sink, then a new concrete footing is poured and the Concentric Smartjack is connected to the floor to bring it back to level and stabilize it. Chris and his crew then installed Simpson Strong-Tie Earthquake Retrofit Brackets (URFP10s and L70s) in accordance with The Building Code to give Mr. and Mrs. C's home the best chance of defending itself against earthquakes.

Foundation Repair Project in Pleasant Hill

This home was given as a gift from the parents to their daughter and her family. And not only was this home a gift, the parents wanted to make sure that, while their children and their grandchildren were living in the home, they would make sure they could help with any issues that needed to be taken care of. This is what a homeowner in Concord said to begin our first conversation with them. These are classic signs of an unlevel foundation, and a problem known as differential settlement. Differential settlement is defined by the uneven or unequal settling or sinking of a home or building's foundation. One part of the foundation sits still and stable, while another part slowly sinks lower and lower. 

 

Upon his first inspection of the home, our Structural Consultant, Chris Hardy, discovered that the rear-right side of the home was the problem, with some of the elevation readings showing that parts of the foundation were lower than an inch from the rest. 

 

To lift and stabilize the foundation, our crew, over a period of 2 days, installed 10 steel Push Piers. Now the homeowner feels much better knowing that their foundation is no longer sinking.
