PolyLevel® Concrete Lifting & Leveling

PolyLevel® is sometimes mistakenly referred to as slab jacking. This concrete leveling product is a two-part foam engineered to expand immediately upon injection beneath a settled slab. Injection holes are much smaller than those required for mud jacking. In action, PolyLevel® expands to many times its original volume, forcing the sunken concrete back to its original level. My house was built in 1945 and is on clay soil. The foundation wall along one side of the house is tilted. There is a support beam in the middle of the house that rises and lowers the floor depending on the amount of water that flows under the house to make the soil contract. I am looking to get a quote for both items but do want to immediately fix the beam issue since it is affecting the installed heater right by the beam.

When we purchased the home in 2014 inspections determined that there was sloping and that some piers had leaned, but the structural engineer we hired said there was no evidence of recent movement and that the home was safe. It had the sloping for many years and the prior owner had leveled the kitchen, and we have since leveled the upstairs bathroom and one bedroom. I have noticed several tears in the paint and separation of caulking in and around the front dining room window and some very small gaps in floorboards that I can not be certain were not there when we bought the home, and I would like to determine if I am seeing prior damage, normal settlement, or if repairs to the piers or other parts of the foundation are needed before it gets worse. The home is on a hill, built in 1935 with subsequent additions and remodels, and there is a crawlspace under the home accessed by a small door in the side of the home facing the street (we would not need to be home to grant access, but the inspection company had to send a smaller inspector when we bought the home due to access panel size).
